Challenge:

AvalonBay Communities, one of the nation's most prominent apartment building REITs (Real Estate Investment Trusts), called on Posner Advertising to help "reduce advertising costs". Low interest rates had weakened the rental apartment market. New strategies were needed to roll out a cost-effective, integrated program for print, internet, outdoor and direct mail national advertising that supported Avalon's unique branding proposition of "Time Well Spent".

Avalon and Posner Advertising were able to identify the most effective marketing tools, messages and media for each property and MSA. Results were carefully measured for each property, and cost-per-lead and cost-per-lease formulas were applied. Advertising spending levels were reduced by 40%, while occupancy rates have improved.
